I have not been writing for the past few months and have been busy from other things that could detoxify and  destress myself  from this pandemic brought about by COVID-19 that has been trending with almost millions all over the globe were infected with this novel (new) virus. It not only affected production from manufacturing, agriculture, healthcare, and services but including private and public sector.

Determining your Net Assets thru Real Estate Appraisal

A years ago, we have had received a numerous requests from would be clients who asked for our professional services in determining the value of their properties for use in different types of requirements. Some of our friends in the industry or most of the time our clients are asking for hypothetical estimate or Broker’s Price Opinion (BPO) which is cheap and fast but not that as accurate and precise as with a formal appraisal report determined by a seasoned real estate appraiser.
 
Real estate appraisal have very useful functions especially in determining the Fair Market Value (FMV) of a property for the purposes of tax payments required in Bureau of Internal Revenue, personal records of a client in the process of selling or lending confirmed offered price of real property, offering subject property for sale, settlement of disputes involving real estate properties and documentary requirements for support visa application / immigration and many more.

Mortgage Retention Insurance: What you should know about this

Have you wondered what does Mortgage Retention Insurance (MRI) is for when you are paying to your respective lending institutions like Home Mutual Development Fund (PAG-IBIG) or at commercial banks or private lending companies? Sometimes, the licensed real estate agent professionals might have missed out to discuss to you about these about this type of insurance included in your other charges or they might have discussed this to you but you have forgotten about it or still figuring out the charges on your computations.

 
How does Mortgage Retention Insurance works?

Mortgage Retention Insurance comes in many names such as Mortgage Life Insurance (MRI) or Mortgage Life Assurance or Mortgage Protection Options etc just to name a few by insurance providers here and abroad. MRI is defined as decreasing-term life insurance policy taken by a mortgagor to repay the balance on a mortgage if the person dies before its full repayment. In simple terms, it is designed to protect a repayment mortgage as it will take out the previous balance or outstanding debt for payment once the borrower is deceased and the main beneficiary of this policy is the mortgage company or the lending institutions. MRIs are usually tied in Home Loan application with Philippine banks or mortgage companies.

The name of the project is ALVIERRA.

On Buying Your First Home

Buying your first real estate residential property requires tedious and multiprocessing tasks of properly planning and making wise but crucial decisions. Buying a house doesn’t involve you as a breadwinner but involves your wife as a co-maker and a borrower and the whole family as beneficiary in securing your very own home and in the right neighborhood where you can live and flourish.

In my current experiences a real estate professional (PRC licensed real estate broker) it points to these important questions I raise for my clients before buying their prospective home?

Where is the location and accessibility of the house? – For first time buyers, real property must be located in a very accessible to main thorough fares and public transport, proximity such as schools, markets, church, business establishments, work place / office and others.  The golden rule in location is that it the home should be close within range of the conveniences on your planned homestead;

2006 is the best year for Real Estate

I had been happy with this year 2006. Real Estate has been a lucrative business since I stated out three years ago after working for more than 30 years with an U.S. based pharmaceutical company. It has been worth the troubles and pains that my fruits of labor have been reaped from what I have experience even if I went through rough times in the past but I still kep on going. Currently I am on the process of living my dreams of owning a company such as this, C. F. Baluyut Realty. A real estate firm I can call my own and in my name.
