Gentrification: When Old Neighborhood is Redeveloped Into A New Neighborhood

With the influx of migrant workers from mainland China working with locally based Philippine Offshore Gaming Operator (POGOs) companies located in Metro Manila and elsewhere in the major cities of the Philippines. A number of locals are being displaced and being uprooted out of their from their homes and old community where they have grown or lived over the years to accommodate new developments in place with old neighborhoods being torn down and redeveloped into new posh neighborhoods complete with business / commercial establishments and others catering only to those that can afford the luxury and lifestyle of the modern high society.

What is Gentrification?

Gentrification is a process of changing the character of a neighborhood through the influx of more affluent residents and businesses. This is a common and controversial topic nowadays with is happening around communities in Metro Manila. Politics, lack of urban planning and graft & corruption in recent times stirred problems in the NCR. In the world alone, housing rents have risen tremendously at three folds. An example of this is Amsterdam in the Netherlands and the city of London in United Kingdom with prices skyrocketing because of the tourism and international investors coming from the Far East. Local residents of London or Amsterdam are moving out of these cities and living a few kilometers away from suburban areas close to the capital or another city with lesser cost of living but accessible to their work / employment and businesses.

The Impact of Earthquakes and Natural Calamities in the Real Estate Industry (Part 2)

In review of the Philippine geographic settings, our country sits in the middle of the typhoon alley where these storms coming from the Pacific Ocean hit first areas like the Philippines all year round specifically during the monsoon (rainy season) times. The two very devastating storms that affected us were Ondoy which severely affected Metro Manila and parts of Northern Luzon putting a halt into everyday lives of the residents of the affected areas. Other than that Typhoon Yolanda which is considered the worst at that time devastated a lot from infrastructure, agriculture, livelihood and lives of the townsfolk of the Visayas region.   

Based on the reports of UN, the Philippines is highly prone to natural disasters from earthquakes and volcanic eruptions due to its location in the Pacific Belt Ring of Fire zone where we are affected like countries that sit on this like for example Japan, Western Coast of United States (including Hawaii), Canada, Eastern Russia, Mexico, Peru, Chile and other countries that are located within the Pacific Ring of Fire.

The 1st Real Estate Salesperson Training Seminar to be held in City of San Fernando, Pampanga by REBAP Pampanga Chapter!

Last 20th of March 2019, there developments coming from the Professional Regulations Board on Real Estate Services - Professional Regulations Commission (PRBRES - PRC) on the training of real estate salesperson which is a 15  credit units approved and sanctioned by PRC itself through Real Estate Brokers Association of the Philippines, Inc. - Pampanga Chapter. It is a streamlined sales training to be given t the participants particularly the entry level. Basically an "Introduction to Real Estate Seminar" for those who have zero knowledge and at the same time those who have not applied yet to PRC on their accreditation as legitimate real estate salesperson.

New Clark City or NCC is  9,450 hectares of carefully masterplanned urban mixed use development located in Capas, Tarlac. What's Up: The Trains Are Coming to the North (Part 2)!

This is a continuation from the first part previously published last April 16, 2019 (see link ).

The Golden Years of  Philippine Railways (1950s, 1960s and 1970s)

After World War II, the Philippine railways was rehabilitated by the U.S. Military before the Philippine independence of July 4 1946. The U.S. Army had paid a  total amount of US$ to compensate for the use of the railway for transport of men and equipment during World War II in Asia - Pacific region (1941 - 1945). Surplus of equipments 

By 1950s, the MRR fleet of trains shifted from steam engines to diesel powered engines. Later on, the company was given charter under Republic Act 4156, creation of the modern-day Philippine National Railways (PNR).




The Light Railways of the 1980s

During the Marcos regime, President Marcos would be credited for the establishment of Manila Light Railway Transit Sytem Line 1 or “LRT 1” for most of those living in Metro Manila which starts from Monumento Station, Caloocan City to Baclaran Station in Pasay City.  The Central Terminal to Baclaran route was inaugurated in 1st of December 1984 and an extension connecting from Central Terminal to Carriedo Station going to Monumento Station was formally opened on 12th of May 1985.

What's Up: The Trains Are Coming to the North (Part 1)!

It has been exciting two and half years with current President Rodrigo R. Duterte’s assumption to the highest seat of the Philippine government as the 16th President of the Republic of the Philippines, succeeding former President Benigno S. Aquino III in June 30, 2016. 

The Duterte Administration's "Build, build, build" (BBB) program has been the forefront of developing a nationwide economic revitalization and growth of our country. This is just the continuation of some of the projects planned during former President and now 4th District of Pampanga and House Speaker Representative Gloria Macapagal-Arroyo and also some plans or projects from the previous administration namely former President Fidel V. Ramos (1992 – 1998), former President and now City of Manila Mayor Joseph Ejercito-Estrada and they say former President Ferdinand E. Marcos as early as the late 1970s during his dictatorship.
